We have a 2 bedroom terrace house in Burnley Lancashire for sale. We bought it last year for £36,000 and have spent about £10,000 doing it up. We just had it valued at £60,000 and last year and a house on the same street sold for £55,000.

It is not in the best area and we have not done it up to a high standard. Just average good enough for renting.

We live in Manchester and due to the credit crunch need to pull some money out of this property to invest in doing another one up, hence the lower price. It will be in auction in June, but we are hoping to sell it before then and avoid auction fees.

SO if you are fed up of fighting big city prices to get on the property ladder this is something you might want to think about. Its completely decorated so if you wanted to rent it out you wouldn't need to do anything to it.

There is a big regeneration going on in Burnley with a new university opening in two years, so even if you just sat on it you may see a good return in just a few years. We would do just that if we didn't need the money - but we do!
